Nyack, Nov 12 — The Village Board will be finishing off 2009 with two big items: a new zoning ordinance and an official plan for Memorial Park.
Tonight’s board meeting will also be the public hearing for the proposed zoning ordinance. The Village Board is currently digesting a long awaited report from consultant Bob Genseslaw (see PDF), which just came in yesterday.
It has recommendations on three primary issues:
- The role of land use boards, particularly the Architectural Review Board (ARB).
- The parking requirements for downtown properties.
- A new formula to regulate building size using what is called “floor area ratio” (FAR).
After tonight’s meeting, there is only one other scheduled by the end of the year, so there may be one or two special meetings to approve the zoning ordinance and park plan.
The Village Board has set the intention of passing both items in December.
