The economic crisis and credit crunch is a perfect storm when it comes to real estate development. But there are a lot of projects still being built here in Nyack, and a few on the books. There will be 56 new residential units coming on line soon, a market, cafe and art gallery. Amazingly, there is even a proposal for a new bank branch.
Here is a quick review of what is going on:
- “Tappan Zee” Market — Maybe the most anticipated project, across from the YMCA where the bus stop is on South Broadway. Many locals have been pining for a good market to get fresh fish/meat. Chef and developer Jeff Sapounas originally proposed this project in 2004, so it has taken great patience by him and supporters. The exterior is finally being completed, and we hope to get an interview with the owner to discuss schedule and plans. There will be 10 subsidized residential units upstairs.
- Baumgarts — On Main Street, across from O’Donoghue’s. This won’t add any floorspace, it is modernizing the building. It looks like it will be a very nice restaurant space with a bar area.
- Adare Project — Developer Joseph Lagana will be adding 16 apartment units to Main Street. It’s hard to miss the building as you come into town. This project has been on the books for a while and pre-dates Nyack’s affordable housing regulation.
- A small project on Main Street across from Wachovia is an “addition” to a building to put two apartment units above an art gallery space.
- Nyack Housing Authority is building 5 buildings for 28 units devoted to handicapped residents. These are being built off of Waldron Ave.
- Provident Bank Site Plan — Provident Bank is seeking site plan approval to build a branch with drive through services at the southwest corner of High and Highland.
