First quarter sales for single family homes in Rockland County.

If you are looking to sell your home in 2014 things are looking up: the average sale price for single family homes in the first quarter was four percent higher than 1Q 2013.

The average sale price of these 261 single family homes was $421,678, compared with an average of $404,076 in the first quarter of 2013.

As another sign of confidence in the market, sellers asking price was 15% higher this year than last. The average listing price in 2014 was $71,000 higher than 1Q 2013: ($474,302 last year vs. $545,392 in 1Q 2014). This could be because there are more higher end homes on the market this year, or maybe homeowners are slightly more ambitious. It’s probably a combination of the two.

Although 2013 marked a seven year high in sales activity, 2014 is starting strong and pacing close to last year’s record season.
